Abstract
This technical note explains the principle for the valuation of exclusive access
in Stokes v Cambridge; identifies the difficulties in the valuation of upstairs
commercial property with direct access to ground floor level in Hong Kong;
analyses in detail how the principle established in Stokes v Cambridge may be
used in the valuation of upstairs commercial property with direct access to ground
floor level; and identifies the issues, if any, in applying the Stokes principle for the
valuation of such kind of property.
